This 14-story residential building includes 104 loft-like units, a residential lobby, and some retail space. The project’s walls of glass capitalize on dramatic city and Hudson River views.

Shen Milsom & Wilke worked closely with Handel Architects, as well as the mechanical and structural engineers, to ensure a quiet environment for residents. Sound isolation between units is always top priority in a well-designed residential high-rise; wall constructions were carefully evaluated for acoustical performance. HVAC units were evaluated for sound—the whoosh of air conditioning and heating equipment can be distracting. The rooftop cooling tower was selected for low-noise performance due to its proximity to residential windows. Finally, a sound-isolation system prevents rooftop mechanical equipment from disturbing the penthouse residences below.

The project won two awards in 2006: a citation from the New York State AIA, and the Housing Design Award from the Boston Society of Architects.
